Some of the scariest problems in commercial buildings aren’t ghosts hiding in the dark. They’re the plumbing and heating issues nobody sees coming!
From bubbling toilets and water pouring through walls to frozen pipes and unexpected heating faults, a hidden problem can quickly become a major headache for businesses.
At Plumbing & Gas Solutions (PGS), our engineers have investigated some unusual problems, uncovering hidden faults and getting essential systems back in order.
This Halloween, we’re opening the PGS Horror Files to share real-life plumbing and heating nightmares, including one mystery that went unsolved for around 20 years!
Hubble Bubble Toilet Trouble: The 20-Year Mystery
Imagine turning on a shower, only to find the toilets bubbling at the same time. Not exactly what you’d expect in a commercial building! 👻
That was the unusual problem at one local Milton Keynes site. Every time someone used the shower, the toilets would start bubbling, and several plumbing companies had reportedly tried to identify the cause without success.
Until PGS got involved.
Our engineers investigated the drainage system and eventually uncovered an unexpected culprit hidden inside the pipework: a drain testing plug.
The plug had apparently been left inside the pipework when the building was originally constructed, around 20 years earlier. What should have been a temporary component had remained in place, causing a problem that continued for years.
Once our engineers removed the plug, the drainage system started to behave normally and the mystery was finally solved.
After two decades of bubbling toilets and unanswered questions, this plumbing horror story finally had a happy ending!
The takeaway: Sometimes, the cause of a plumbing problem is hiding in the most unexpected place. Proper investigation can make all the difference.
Frozen Pipework: A Chilling Discovery
When temperatures drop, the last thing a commercial property needs is a frozen pipe. Unfortunately, poorly insulated pipework can leave buildings vulnerable when the cold weather arrives.
In one case, inadequate pipe lagging contributed to a pipe freezing, turning an insulation issue into an unexpected plumbing problem.
Pipe lagging helps protect against freezing temperatures. When insulation is insufficient, pipes can be left exposed to the cold. Frozen water expands, potentially restricting the flow and causing damage to the pipework.
Our engineers addressed the issue and carried out the necessary work to resolve the problem and get the pipework back in order.
It’s a reminder that something as simple as inadequate insulation can lead to bigger headaches when winter sets in.
The takeaway: Checking pipework and insulation before temperatures drop can help reduce the risk of frozen pipes, unexpected repairs and disruption to your building.
The School Flue That Needed Replacing
A boiler problem is inconvenient enough, but discovering an issue with its flue is something that needs to be taken seriously.
During work at a school, our PGS engineers identified a problem with a boiler flue. The flue is responsible for safely carrying combustion gases away from the appliance, making its condition essential to safe operation.
Rather than leaving the issue unresolved, the boiler was switched off while the necessary work was arranged. The flue was then replaced within the appropriate timeframe, resolving the issue.
Although taking a boiler out of service can be inconvenient, addressing a potential safety concern must always come first.
It’s not always the problem itself that causes the biggest headache. Sometimes, it’s discovering that an essential system needs attention when a building depends on it.
The takeaway: Boiler and flue issues should never be ignored. If a fault is identified, it needs to be assessed and addressed by a competent engineer.
Don't Let Your Building Become a Horror Story
From a drain testing plug hidden inside pipework for around 20 years to frozen pipes and a school boiler flue that needed replacing, these real-life jobs show just how unpredictable commercial plumbing and heating problems can be.
Sometimes, the cause is hidden for years. Other times, a maintenance issue can become a much bigger headache when it’s left unresolved.
Regular servicing, prompt repairs and planned preventative maintenance can help keep your building’s essential systems working as they should, while helping identify potential problems before they cause unnecessary disruption.
At Plumbing & Gas Solutions, we support commercial clients with plumbing, heating and gas services, from servicing and repairs to planned preventative maintenance.
If you’ve noticed unusual drainage behaviour, signs of a leak, poorly insulated pipework or an issue with your heating system, don’t leave it until the problem gets worse.
